Home Comfort Zoning

Is part of your home too hot while another part too cold? Hot air rises, making the upper levels of your home warmer, while the lower levels may be cooler. This leaves your home unevenly heated and while you try to get one area to the temperature your desired temperature, another area becomes uncomfortable.  If this situation sounds familiar, having a home comfort zoning system installed by B&L Ott can help.

How It Works

When you only have one thermostat, it can be very difficult to control the temperature of rooms at the opposite end of the house. With a home comfort zoning system, multiple thermostats are installed in separate areas of your home. This gives you the ability to make one area of your home warmer or cooler without affecting other areas.

All you have to do is set the thermostat for each zone to your temperature preference and your system will do the rest. After you set the temperature, a computer will tell the dampers in your home to open and allow warm or cool air to flow throughout the room. When the room reaches the desired temperature, the dampers will close.

Reasons to Have a Home Comfort Zoning System Installed by B&L Ott

  • Personal comfort
  • You have a large home with poor air circulation
  • If you have hot or cold spots in your home
  • You have large windows and parts of your home receive more sunlight
  • To suit room purposes (E.g. cooling off an exercise room)
  • To improve efficiency of your HVAC system
  • To prolong the life of your HVAC system

If you are unsure of how to divide your home, one of our certified techs would be happy to advise you in choosing the best set up for your home. Most homeowners, however, choose to divide their home simply by the upper and lower levels. If you’re your family members lifestyles call for different temperatures, a home comfort zoning system can also give you better temperature control to keep all of your loved ones comfortable.

Geothermal System Installation

A geothermal system is a warming and cooling system for your air that compliments your HVAC system. Using the earth’s temperature, a geothermal heating system is a clean and efficient way to change the temperature in your home. If you are looking for a way to make your home’s air systems cleaner and more efficient, B&L Ott can help by installing a new geothermal system for you.

Benefits

  • Safe and Environmentally Friendly – A geothermal system does not use fossil fuels for power. Therefore, the power is cleaner and you do not need to worry about the threats of combustion or toxic gas.
  • Increased System Life Span – Geothermal Systems are more durable than traditional air conditioning systems. They can last five times longer and require less repair maintenance. A quality geothermal system can typically last anywhere from 25 – 50 years, but some say they can last up to 100 years.
  • Lower Utility Bills – Although the initial installation of a geothermal system seems expensive, the amount you can save on your utility bills will more than compensate for the initial cost. With notable efficiency and fewer breakdowns than the average air conditioning system, a geothermal system will save you money in the long run.
  • Improved Comfort – Geothermal systems can help eliminate warm and cold spots in your home by heating the area evenly. This provides more comfort for you and your family.
  • Comfortable and Not Noisy – B&L Ott’s geothermal systems are quite and do not make any more noise than your average household appliance.
  • Hot Water – A geothermal system can be connected to your hot water heater as well and provide you with warm water for little to no cost.

How It Works

When you order a geothermal system a loop of pipes will be installed just under the earth’s surface on your property (about 10 feet down). At this level, the earth maintains a constant temperature between 50 and 60 degrees. The pipes are filled with water and continuously circulated through the loop of pipes and into a heat pump in your home. The water gives the air a base temperature and then your heat pump and HVAC system will heat or cool the air the rest of the way.

This system works in both summer and winter as the ground stays at a constant temperature. In the summer, the pipe’s level is cooler than the surface and in the winter it is warmer. The geothermal system uses little power to get mid-range temperature air into your home and saves work for your HVAC system.

Ductless Home Heating and Cooling

Searching for a flexible, high-efficiency way to control the temperature in your home? A ductless home heating and cooling system may be just what you are looking for. By using B&L Ott to upgrade your home’s HVAC technology you can improve your home in a variety of ways.

Benefits

  • Flexibility – Ductless heating and cooling units are fairly small and do not take up much space in your home. The indoor fans only take up a few of feet of space on the wall and the outdoor compressor is about the size of a large suitcase.
  • Energy Efficiency – Unlike common HVAC systems, ductless systems deliver air directly into your room. The air does not travel through the walls or have a chance of getting stuck due to dust build-up. This improves both the efficiency and the lifespan of your system.
  • Save Money – Utility costs for traditional HVAC systems has been on the rise lately. Ductless heating and cooling systems rely on less power, thereby saving you money.
  • Improve Air Quality – Traditional HVAC systems get dirty quickly and the filters have to be changed often. Ductless systems have multi-stage filtration systems that keep your air free of allergens, dust, and bacteria for longer periods of time. Cleaner air will also help those with allergies.
  • Environmentally Friendly – B&L Ott’s ductless air systems have little effect on the ozone layer. They use cleaner energy which will help reduce your carbon footprint.

How Does It Work?

When you order a ductless home heating system from B&L Ott there are two main parts that you can expect to be installed in your home. The first is a compressor unit that will be installed just outside your home on a concrete slab. The other is one or more fans that are placed on the interior of an outer wall near the ceiling.

The compressor pumps warm or cool air through short pipes in the wall to the fans. The fans then distribute the air throughout your home. The compressor also transfers energy to the indoor units so that you do not need to worry about having any more wires in your home.

Generator Installation

generac generatorIf you are tired of having to hook up and refill your portable generator every time the power goes out, then a standby generator may be a better option for you. With a variety of improvements over portable generators, there are many reasons to have B&L Ott install a new standby generator system in your home.

Generator Benefits

Keep Appliances Running During Outages – When the power goes out for long periods of time, it can be a real inconvenience for you and your family. Without a generator for backup power, you are left with no heat or A/C, no lights or appliances, and sometimes without running water. With a Generac generator installed by B&L Ott, you can keep the necessary devices running so your family can continue with their daily lives.

Completely Automated – Generac generators have sensors that tell the system to turn on automatically when the power goes out and shut off when it comes back on. There is no need to go hook up wires or flip switches to get your power back. If you are out and about, you do not need to worry about the consequences of lost power.  You won’t need to babysit your generator, making sure to refill it every time it runs low on gasoline. You won’t need to run to the gas station in the hopes they have power so you can fill your gas cans to keep your generator running. Your generator will simply turn on and run when the power goes out, and shut down automatically when the power is restored.

Cost Effective – Generac generators run on natural gas or propane which is more efficient than gasoline. The cleaner energy increases the efficiency of your system and leads to a longer life which saves you even more money in the long run.

Greener – Natural gas and propane based appliances produce significantly less carbon monoxide than outdated gasoline models, thus reducing air pollution and helping sustain the environment.

Other Options

Generac has created a variety of models with different features for those who have specific concerns about their backup power.

If you are interested in having 24/7 remote monitoring access to the status of your system, we can install a remote monitoring system. Our trained technicians can help you find what you are looking for and help you choose the best solution for your home.  We are Generac certified for installation and service.  It is important to choose a certified Generac installer to insure that your system is properly and safely installed and warranteed.  It is also important to choose a certified Generac service company for ongoing maintenance.  Many companies are certified Generac installers, but do not have their service certification.  This is very important!

Gas Conversions

One of the most important decisions you have to make when building or remodeling a home is what type of energy to use. Each type of fuel has its own list of benefits and drawbacks, however, some fuels have more benefits than others and can be a better choice for powering your home. For instance, natural gas has a variety of benefits over oil. If you are interested in converting your home’s fuel source from oil to natural gas, B&L Ott can help.

Benefits of Oil to Gas Conversions

Environmentally Friendly – Converting from oil to gas energy helps protect the environment. Gas burns cleaner than oil and reduces emissions that deplete the ozone layer. It also lessens the chance of aggravating asthma or respiratory systems.

Multiple Uses – Natural gas can be used for a variety of different appliances in your home, including heating and cooling systems, fireplaces, stoves, dryers or even swimming pools.

Affordable and Cost Effective – On average, natural gas is less expensive than electricity, oil or propane. We are able to achieve in excess of 95% efficiency with many gas furnaces, where oil is typically 80-83% efficient.  Even on 80% efficient gas furnaces, on average they cost less to operate than an 80% efficient oil furnace.

Reliable and Convenient – Gas is a cleaner fuel, reducing the likelihood of fuel source related failures.  Service calls on oil equipment is often related to impurities in the fuel causing a clog or improper operation.  With oil systems, you constantly have to worry about making sure your tank has oil and have to consistently schedule deliveries. Natural gas is piped directly to your home, so it is always there when you need it.  No longer will harsh weather delay the delivery of fuel!

Safe – Natural gas is one of the safest energies available. Unlike oil, natural gas does not need to be stored in a tank or transported by truck. Oil spills are a relatively frequent occurrence and they contaminate the environment. Oil spills are costly and difficult to clean up.  Many customers have aging oil tanks.  When these tanks leak inside your home, the damage can be unimaginable.  Leaks or spills can sometimes require the Department of Environmental Protection to get involved.  Underground tanks can leak and create damage costing tens of thousands of dollars.  Natural gas furnaces have many safety systems employed to make the systems incredibly safe.

System Replacement Planning

Don’t get stuck when you least expect it. B&L Ott can help by providing our system replacement planning services.

It can be a big inconvenience when your HVAC system breaks down or dies unexpectedly. Repairs can be expensive, especially on older systems. When you wait until your system fails, you have waited too long. You will be without conditioning until the system is repaired or replaced. Most times, this is only a few hours until we arrive and make the repair, but sometimes you need specialized parts that can take days to arrive. When repair costs exceed remaining system value, often the decision is made to replace the system instead of wasting money repairing a system that has exceeded its life and value. Regardless of the decision made, it is an inconvenience for you.

Reasons to Request System Replacement Planning

You Have an Old System – The average system lasts 8-12 years. If your system is 8-12 years old, it is likely nearing the end of it’s life – or getting to a point where frequent repairs will be necessary and expensive. A new system as installed and maintained by B&L Ott can double the average life expectancy. With system replacement planning, you can replace your system proactively instead of reactively. A proactive replacement allows you to carefully choose the system and features of your preference, budget for the replacement and plan a convenient time for replacement. Reactove replacement means you have to make a quick decision, without a budgeted plan, and with the added inconvenience of waiting for equipment to arrive and availability in our schedule. Systems rarely fail in moderate temperatures – they typically fail during the peak of the season when there is a longer wait time to have your system replaced. System replacement planning reduces this stress and makes the replacement process easier.

Save Money – Replacing your system can have dramatic effects on energy bills. Additionally, new systems can qualify for utility rebates, federal tax credits, and manufacturer promotions including rebates and special financing options with approved credit. Return on investment is just one of the many factors we evaluate during the system replacement planning process. We perform advanced system testing after the installation of your equipment to fine tune your equipment and improve efficiency.

You Can Improve Comfort – Our approach is more of a holistic method of replacing your system. For 27 years we have focused on comfort – not replacing boxes. Though we can use new technology to improve your comfort and efficiency, equipment alone will not solve problems. The equipment must be setup to function properly with your duct system. It must be customized to the comfort needs of your family and the layout of your home. Equipment alone will not fix underlying problems. Our specialty is improving comfort by performing a detailed load calculation to properly size your equipment. Our technicians undergo 100+ hours of training per year – compared to the industry standard of 8 hours per year. We properly install your equipment, customize it to your needs and perform advanced system testing. Where others simply make mechanical connections that produce warm or cool air – we perform a very detailed installation and testing process to ensure the efficiency and comfort features you’ve invested in are actually delivered.

Choose the Best Options for Your Home and Family

With system replacement planning you can choose the right system for your home. You can select and budget for the system with the features and efficiency you want. We offer convenient financing options with approved credit on many system replacement options. This makes it easier to invest in a home comfort system. When you fail to plan, you sometimes have to end up taking what is available, even if it is not necessarily what you want. With system replacement planning, you can get what you want and keep more control over the situation.

HVAC Room Add-Ons

hvac room add onHave you recently added a room or renovated a room? Don’t just let that room just sit and look nice. Make it more livable with room add-on service. B&L Ott’s room add-on service allows you to add air conditioning to any room in your home. There are two main options B&L Ott offers for adding air conditioning to a room. This includes installing a mini-split system or renovating a pre-existing duct system.

Mini-Split Systems

Mini-split systems are a separate air conditioning system that can cool a single room. They don’t require the installation of air ducts and are more efficient than forced-air systems. Without air ducts, energy is not leaked. Cool air goes directly into your room, thereby saving energy and money. Mini-split systems can also be used if certain rooms in your home are not receiving much of the air flow.

Installation for a mini-split system is fast and easy. A B&L Ott technician will set up the outdoor unit on a concrete slab outside your home. This unit releases heat and pumps refrigerant through the coils. An indoor unit will be mounted on a wall inside your home. This unit removes heat and moisture from the air. Finally, the B&L Ott technician will connect the two with some wiring and tubing.

Renovating a Pre-existing Duct System

Another option is renovating a pre-existing duct system. If you want to connect your forced-air HVAC system to another room, additional ducts can be installed. This option can be expensive if you only need one or two rooms cooled. However, it is more cost effective when cooling multiple rooms or a large area.

When you schedule an appointment with B&L Ott, we will send one of our professional technicians to inspect your current system. They will discuss your expectations and answer any questions you may have. They will begin to plan and map out the additional duct routes. You will also get a walk-through of the process as well as an estimate of cost and time.

Additional HVAC Features

B&L Ott also offers extra HVAC features that further improve the air quality and comfort in your home. If you want cleaner air, we can add a whole-house filtration system to your HVAC system. This option is helpful for asthma and allergy sufferers. It can also help counteract the effects of excess dirt and pet dander.

We also offer smart technology that provides more control over the air in your home. Smart technology can regulate exactly where and when heat and cool air is directed in your home. You can schedule temperature change patterns and remotely change the temperature in your home. We also offer sensor-activated heating and cooling. Contact B&L Ott to learn more.

Heater Repair

heating repair

Just as working air conditioners are important during the summer, functioning heater is imperative in the winter. Berks County winters can be harsh. We see plenty of snow and frigid temperatures. If your heater breaks, your family could be left in the cold. B&L Ott is here to help. We offer comprehensive heater repair services so you can stay warm all winter long.

How Heaters Work

Most home heating systems operate in one of two ways: With a boiler or furnace. The process of heating with a boiler is hydraulic. Radiant heat is produced by burning natural gas, oil, propane, or solid fuel. The fuel turns into steam that circulates through a boiler into pipes in each room.

Alternatively, the gas turns into hot water. This can be circulated through baseboards, floor systems, or air coils. Steam boilers generally operate at a higher temperature. They are also less efficient than hot water boilers. A furnace is a centralized heating system that uses a burner and heat exchanger.

Problems to Look Out For

Furnaces may suffer carbon leakage and other issues during the winter months from overuse. Boilers often become worn out and need to be repaired or replaced. Heating systems should be repaired by a knowledgeable technician from B&L Ott. Problems with boilers and furnaces have most often occurred during the cold winter months. This is typically when heaters continue to run to keep your home warm.

There are a variety of issues that signal that your heater may need servicing. Some examples include:

  • Your gas or electric bills are rising.
  • Your thermostat doesn’t work properly.
  • Your burner flame yellow instead of blue.
  • You hear strange noises or smell strange smells.
  • Your heater has trouble starting or doesn’t stay on.
  • Your family hasn’t been feeling well.
  • Your home is dry and dusty.

If you notice any of these signs, you should contact B&L Ott and schedule an appointment as soon as possible. Minor issues left untreated, will likely turn into major issues. Major issues are more expensive to fix and can lead to a total system breakdown.
